A Phase I Environmental
Site Assessment (ESA) is a systematic non-intrusive
examination of a property, utilized to establish an all
appropriate inquiry into the previous ownership and uses
of the property. Phase I Environmental Site
Assessments are crucial for establishing an innocent
landowner defense.
A Phase II Environmental Assessment is a systematic investigation
of the character and extent of contamination or potential
contamination on a property.
If
you are planning a renovation or demolition, EPA
regulations under National Emission Standards for
Hazardous Air Pollutants (NESHAPS) require you to know
the extent of asbestos in your building prior to the
start of work. OSHA
regulations requires owners to know the condition of
asbestos in their buildings and if tenants and/or
employees are being exposed.
An environmental audit is a voluntary and
internal evaluation conducted by or on behalf of an owner
or operator of one or more facilities. The facility being
audited is usually involved in activity regulated under law,
an environmental management system, or of a previously corrected
specific instance of noncompliance.
